About Delta Real Estate

The Affordable Homes Group, Inc. has been helping families become homeowners for more than twenty years.  In 1995 we began the Home Start program, which offers education and counseling to low- and moderate-income first time homebuyers. After spending months getting to know our clients and their families, as well as their needs and wants, we felt it was necessary for us to continue working with buyers into their next steps. And so began Delta Real Estate.

 

In November of 2000 we started a fully-licensed real estate brokerage which represents both buyers and sellers in the Burlington County area and beyond.  To date, we are the only non-profit organization licensed as a real estate brokerage in the State of New Jersey.  The fees that Delta Real Estate collects for property transactions are used to sponsor the Home Start program.  Without Delta, Home Start would have been forced to close its doors years ago when government funding for homebuyer education dried up.  And so by helping clients become homeowners we are able to continue helping more people become educated and knowledgeable buyers.

Delta represents all of The Salt & Light Company's property transactions, both rentals and sales.  When developing or maintaining affordable housing, it is important keep costs under control, and by managing our own real estate transactions we are able to do so.

Much of our business comes from working with clients who have completed the Home Start program and are ready to become home buyers.  Because we work so closely with many of our clients through the training and education process, we take great interest in the individuals and families we represent.  We understand that buying a home for the first time is, perhaps, the biggest decision that most American families will ever make.  We know that the experience is overwhelming at times, but through our years training and educating first time buyers, we also know how to help.  We have the tools and knowledge to help our clients through the home purchase, from understanding their first credit report to signing the closing documents.

We are also experienced in the many loan and grant program opportunities available to low- and moderate-income families, and know how to make certain that any assistance is included as part of the real estate transaction, if need be.  We are able to help sellers and their agents understand how the loan and grant programs work when presenting offers and structuring deals on behalf of buyers.  We also know what must be done to satisfy the lender or other agency offering such products, and are able to help the transaction move smoothly by meeting those requirements.
