First Time Buyer Tours Delta Real Estate offers offers real estate brokerage services specifically to first time homebuyers. Our services are available (though not required) to all participants in the Home Start counseling and education program. Many clients who attend our education classes and meet us for one on one counseling get to know us, and feel comfortable that we know and understand their position as first time home buyers. Once a month we offer home tours to our real estate clients. Our tours are to introduce into the marketplace those buyers who may not yet be ready to see properties on their own, but want to begin to experience how the process occurs. We know that most every buyer must see a few different properties before they begin to feel comfortable with the idea of deciding to choose a particular house and submit an offer to purchase. So a buyer who is not yet qualified for a mortgage and ready to get out into the market to look at homes of their specifications can still benefit from the experience of getting their feet wet in the process of looking at and evaluating homes for sale. There are many benefits to first time buyers in going on a home tour. Just as we prepare clients for the purchase process through our education and counseling program with Home Start, we feel that real estate clients should be knowledgeable and informed as well. We also feel that having groups present can be beneficial to the experience as well. Sometimes one client asks a question and someone else says, "Oh, I never even thought to ask that!" Sometimes just the mere experience of meeting other people in the same position, with the same struggles and achievements, helps clients to continue their efforts. When someone arrives one Saturday and announces that they have just been pre-approved and are ready to begin seriously searching for their own home, it motivates others to continue working toward that same goal. The homes we see on our tours are usually government-owned properties (such as HUD, VA or USDA), and often are in a different condition than most homes on the market owned by individual sellers. We stress to those coming with us that just because they are lower-income buyers does not mean that homes in poorer condition are the homes they will be expected to buy. We see these homes for two reasons. First, they are vacant and as agents we have ready access to these properties that is not subject to an owner's schedule and availability. Second, it would be unfair and unprofessional of us to take a large group of people through the home of a family that is waiting to meet a buyer ready to purchase their home. Vacant properties allow us to spend as much or as little time as we like going through the property. These homes also give us the opportunity to talk openly about a house and its condition without offending an owner. Although some houses are in poor condition and need major renovations, other houses are beautiful and ready for someone to move in. The majority fall in between. Once a client is pre-approved and ready to work individually with an agent seeing prospective properties, they can specify the condition, size, and style of home they wish to see and begin to choose a property of their own. If you would like to join Delta Real Estate on a homebuyer's tour we require that you first sign a Consumer Information Statement disclosing information about real estate relationships in New Jersey, as well as an Exclusive Buyer Agency Agreement designating Delta Real Estate as your agent.
