Trenton, Ohio

We have recently begun the renovation process for our first dollar home in Ohio .  The property is located in the City of Trenton .  Our organization contacted Ron Phelps, the assistant City Manager, in late July 2004to discuss the property and the program.  Mr. Phelps and the City of Trenton leaders responded positively to our request to participate in the HUD Good Neighbor, Dollar Homes Program.   The City agreed to partner with The Salt and Light Company to rehabilitate and resale the property to an income eligible first time homebuyer. 

The City of Trenton has been most supportive throughout the entire process, from submitting the City’s letter of interest to HUD’s management company; voting to approve the acquisition and transfer of the property; submitting the signed contracts to HUD; closing on the property from HUD and finally to the transfer of Deed to our organization.  We are appreciative of their support and confidence in our organization.  We have felt a kinship to the City of Trenton , reinforced by a historical connection to Trenton , New Jersey .  The Affordable Homes Group is based in Mt. Holly , New Jersey about 20 minutes south of our state capital of Trenton .  Michael Pearce, a native of New Jersey , was founder of the village that would be renamed Trenton in honor of his birthplace state capital.

We have also partnered with a local Middletown contractor, Steve Bohannon of Bohannon Roofing Co., to completely rehabilitate the property in Trenton totaling over $83,000 in rehab costs.  The property had severe roofing problems.  Bohannon Roofing completed a total tear-off of multiply layers of the existing roofing materials.  In its place is installed a 30-year, beautiful dimensional shingled roof.  We are anticipating the renovation work to begin in February 2005.  There will be many repairs and upgrades to the property including, the kitchen will be completely renovated; new cabinets, sink, garbage disposal; painted throughout; new laundry area; new vinyl flooring and carpeting; new gas forced air furnace and central air with new ductwork; new smoke detectors; upgraded electrical service to 200 amps; new GFI outlets; upgraded plumbing; R-30 insulation blown in attic space; insulated vinyl windows; and new Owens Corning 25 year dimensional shingle roof with ridge vent.  Continue to check back for updates and more photos.
